This spacious self-contained villa is located on the Ground Floor and offers a comfortable stay on the Gold Coast, ideal for families, groups, or business travellers seeking a spacious home with resort-style facilities.

Bedroom Configuration

Ground Floor
Bedroom 1: Features 2 Single Beds.

First Floor
Master Bedroom: Features 1 King Bed (configured as 2 Single Beds combined and cannot be separated) with a private ensuite bathroom.
Bedroom 3: Features 2 Single Beds.
Sofa Bed: A Double Sofa Bed is available in the living room for additional guests. An additional guest fee of AUD $50 per guest applies when using the sofa bed.
Additional Bedding: If there are 9 guests staying, we can provide an additional foldable bed. A fee of AUD $50 per night applies, including bedding and one bath towel. The folding bed must be booked for the entire duration of your stay.

Living & Dining
Separate Living Area: A comfortable living room featuring a lounge, smart TV, and dining area.

Bathroom & Laundry
Bathrooms: 2 bathrooms, each featuring a shower and toilet. One is a private ensuite connected to the master bedroom.
Additional Toilet: A separate toilet is located on the ground floor.
Internal Laundry: Equipped with both a washing machine and dryer.

Core Amenities
Kitchen: Full-size kitchen fully equipped with essential cookware and appliances.
Climate Control: A newly installed air conditioning system with both cooling and heating is available throughout the villa.
Connectivity: Free building guest Wi-Fi is provided (speed and reliability may vary).
Extras: We provide starred hotel linens and a starter pack of toiletries (approx. 3-day supply), along with instant coffee and tea bags.

Building Access & Parking
Access: The villa is located on the ground floor.
Parking: Complimentary basement parking is available on a first-come, first-served basis. Parking spaces are shared and cannot be reserved.

Important Information
Check-in & Key Collection: Key collection is located approximately 600 metres from the property. Full check-in instructions will be provided prior to arrival.
Internal Stairs: Please note that this is a two-storey villa with internal stairs connecting the ground and first floors.
Additional Bedding Charges: The sofa bed is available for additional guests, with an additional guest fee of AUD $50 per guest. An extra folding bed is also available for the ninth guest at AUD 50 per night and must be booked for the entire duration of your stay.
Room Allocation: During peak periods or unforeseen circumstances, guests may be relocated to another apartment of the same quality and standard. We will notify you if a relocation is necessary.
Apartment Condition: As the property is regularly enjoyed by guests, some areas may show minor signs of wear and tear but remain fully functional.
Nature & Pest Control: Australia is a nature-rich country, and occasional insects are inevitable despite our regular professional pest control. Insect spray is provided in the apartment for your use. Should you encounter an unusual amount of pests, please contact us so we can assist.

Guest access

The building offers superior facilities, providing the perfect retreat after a long day of exploring the local areas. You will have full access to these amenities, but please register with the reception before use.
Operation hours and rules are posted on the wall near each facility entrance.

BBQ Notice:
Please be advised that BBQ facilities are not provided in the rooms, and the BBQ in your room yard (if applicable) is currently unavailable for use. It remains in place because it cannot be dismantled.

Please abide by the Body Corporate by-laws while using the facilities in public areas.
We cannot always guarantee access to the facilities due to occasional repairs, maintenance, or other issues managed by the Body Corporate.

Interaction with guests

We are a professional property management team and are available to assist you throughout your stay.
We are primarily available via the booking platform and will respond to your messages promptly between 8:00 AM and 10:00 PM (AEST, Brisbane time).
For urgent matters, you may also contact us by phone, and we will do our best to assist as quickly as possible.
We respect your privacy and generally do not meet guests in person unless required.
Please note that on-site assistance may be limited and subject to availability.

Damages
Any damage to the property or its contents must be reported immediately. Repair costs and any additional labour will be charged to the guest.
Condition
Please leave the property clean and tidy upon checkout. An additional cleaning fee will apply if the property is left excessively dirty.
Furniture & Damages
Do not move any furniture. Kindly report any damage immediately. Any repair costs or additional labour will be charged to the guest.

Strong Scents
To maintain a pleasant environment, please refrain from consuming strongly scented foods (such as durian or curry) inside the room. If strong odours are detected, a deodorising fee of AUD $200 will be charged.

Quiet Hours
10:00 PM – 8:00 AM. Please keep noise to a minimum during this period to respect neighbours.

Smoking Policy
No Smoking
Smoking is strictly prohibited inside the property, including the balcony.
Additional Charge
If smoking evidence or strong odours are detected, a deodorising and cleaning fee of AUD $200 will be charged.

No Parties
Parties and events are strictly prohibited.
Consequences
Any violation will result in immediate eviction without refund, plus an additional service fee of AUD $300 and any associated labour costs.

No Pets
Pets are not permitted on the premises.
Service Animals
Service animals must be declared in advance.
Unauthorized Pets
If pets are brought without approval, additional cleaning and pest control fees will apply.

Lost Keys
A replacement fee of AUD $300 applies for lost keys.
Lockout Service
A call-out fee of AUD $100 applies for assistance between 8:00 AM and 10:00 PM.
Late Night Assistance
We do not provide assistance after 10:00 PM. Guests should contact a local 24-hour locksmith directly.

Illegal Activities
Strict Policy
Illegal activities, including drug use, are strictly prohibited. Any violation will result in immediate eviction, forfeiture of all fees, and notification to the authorities.
Liability
Guests are responsible for any damages or additional service costs incurred.

Building Facilities & Fire Safety
Facilities
Access to building amenities may be unavailable due to maintenance or building management. Please follow all building by-laws.
Damage to Common Facilities
Guests are responsible for any damage caused to common facilities or shared areas of the building. Any repair or replacement costs will be charged accordingly.
Fire Alarms
Tampering with or covering smoke alarms is illegal. An AUD $150 inspection and cleaning fee will apply if interference is detected.
Emergency Call-outs
If guest actions trigger a fire brigade response, the call-out fee (approximately AUD $2,000) will be charged to the guest.
Cooperation
Guests must cooperate with any fire safety inspections required by the building.

Recovery
