Please abide by the Body Corporate by-laws while using the facilities in public areas. We cannot always guarantee access to the facilities due to occasional repair, maintenance, or any other issues conducted by the Body Corporate.
• We kindly request that you respect our property and leave it in a clean condition upon your departure. Please do not move any furniture, and report any damages that occur during your stay.
• Please note that an additional cleaning fee may apply if the room is excessively dirty or messy upon checkout.
• We kindly ask that you refrain from consuming strongly scented foods, such as durian or curry, inside the room. This helps us maintain a pleasant environment for all our guests.
• Please maintain low noise levels between 10 p.m. and 8 a.m. and refrain from creating any disruptive noise.
• Smoking is strictly prohibited. A $200 charge will be deducted from the security deposit for any evidence of smoking.
• No parties or events on the premises. If such activities are reported during your stay, you will be asked to vacate the property immediately, and a charge of $300 will apply for any evidence of such gatherings.
• We kindly remind our guests that pets are not permitted in our guesthouse. This policy helps us maintain a clean and comfortable environment for all our visitors.
• If you find yourself locked out and require assistance from the manager, a $200 fee will be applicable before 10 p.m. Please be aware that we cannot assist with key-related issues after 10 p.m. each day.
• In case of a lost key, a $300 fee will be incurred for key replacement.
• The use of illegal drugs is strictly forbidden on the property. Any violations will result in immediate contact with the authorities. Violation of this rule will result in termination of your occupancy, eviction, and forfeiture of rental fees.
• Please be aware that access to the facilities in the building cannot be guaranteed, as maintenance will be conducted occasionally. We kindly ask that you adhere to the rules and available times posted on-site. Thank you for your cooperation.

This apartment is in a great location with fantastic views over the Bay and city skyline. The building amenities of pool and gym and library and garden are first class. The extra touches of card games, books, coffee pods, tourist brochures made us feel well looked after. Great hosts - would definitely stay again!!
Drove down from Sydney to attend a sudden double family memorial. Needed the exact accommodation on offer. Off street parking perfect and St Kilda restaurants and waterfront within walking distance. Recommend
I have stayed at alot of AirBnB's and this great layout of a unit has been the best !! 2 bedrooms, 1 with ensuite and extra bathroom next to the other room. Beautifully furnished, felt like home away from home !! And to top it off, the view and Sunsets during my stay was memorable. Great location for public transport/trams right at the front door of the apartments. Plus only a very short walk to many restyrants and bars !! Great communication for acess and key pick up. Highly recommend, and whenever I am in Melbourne again, I know where I will be staying ! 5 STARS - ⭐️⭐️⭐️⭐️⭐️ All round. Thankyou to the owners !!
This place is great! The unit is beautifully appointed with everything you need for your stay, there's even a good assortment of kitchen equipment that I find is usually lacking. Secure parking garage and unit block makes you feel super safe. The gym and pool are a great bonus as well. The balcony has a beautiful view of St Kilda beach and an amazing sunset. 10 minute walk down Barkly street is Ackland Street, the tram stop is only around the corner to reach the city or go down to the beach. There is plenty of restaurants nearby as well as a Coles and Woolworths. Lastly I cannot commend Emma & Roger more on their responsiveness even at initial key collection when the lockbox jammed Emma offered to come straight down and help instead of just telling me to try again. Communication is key and these guys nail it. Book here and you'll have a beautiful time in St Kilda with some of the best hosts around!

Very nice view of st. Kilda. The host Emma and Roger are responsive and very clear instructions since the beginning. Just the key pick up is a bit far away, few minutes walk. What I like the most is the details in the apartment. The host even prepared books, uno and cards. I feel like home. I had my good morning jogging to the beach. Highly recommended this place.
My Partner and I stayed in this apartment while on holiday in Victoria and this apartment is basically a destination in itself- I never realised that accommodation could change how a trip is so dramatically. The hosts were incredibly friendly and made the whole process easy, the apartment was presented beautifully and felt fresh. The positioning is incredible; it's within walking distance of everything and the views from the balcony and living room were just brilliant. We will be booking this apartment every trip to Melbourne!
