• We kindly ask that you refrain from consuming strongly scented foods, such as durian or curry, inside the room. This helps us maintain a pleasant environment for all our guests.
• Please maintain low noise levels between 10 p.m. and 8 a.m. and refrain from creating any disruptive noise.
• Smoking is strictly prohibited. A $200 charge will be deducted from the security deposit for any evidence of smoking.
• No parties or events on the premises. If such activities are reported during your stay, you will be asked to vacate the property immediately, and a charge of $300 will apply for any evidence of such gatherings.
• We kindly remind our guests that pets are not permitted in our guesthouse. This policy helps us maintain a clean and comfortable environment for all our visitors.
• If you find yourself locked out and require assistance from the manager, a $200 fee will be applicable before 10 p.m. Please be aware that we cannot assist with key-related issues after 10 p.m. each day.
• In case of a lost key, a $300 fee will be incurred for key replacement.
• The use of illegal drugs is strictly forbidden on the property. Any violations will result in immediate contact with the authorities. Violation of this rule will result in termination of your occupancy, eviction, and forfeiture of rental fees.
• Please be aware that access to the facilities in the building cannot be guaranteed, as maintenance will be conducted occasionally. We kindly ask that you adhere to the rules and available times posted on-site. Thank you for your cooperation.

Very modern and tidy apartment in a very new building with lots of amenities and a concierge. Location meant it was quiet yet still relatively easy to get into the CBD. Emma and Roger were very helpful and prompt in their responses.

Picking up the key at check in is really easy and it only at the end of the road. Lovely safe apartment building and the apartment itself is beautiful, we had a really great stay here and would 100% recommend especially as the tram into the city is just behind the building and there is a Cole’s next door.
Great apartment in a great location. Had issues with check in due to an unforeseen broken lockbox but it was sorted rather promptly with clear instructions from the hosts. Impeccable apartment and furnishings.
We had to buy dinner knives (there were only spoons and forks provided), we left them behind, your welcome. finding the key is hard, especially when you get 2 sets of conflicting instructions from the management company. there is a constant drone of traffic noise but you get used to it. the Coles at the bottom of the building is handy.
Great place! Great view, close to markets and CBD. Hard to find the key box at first but other than that everything was amazing! We would definitely stay again!

The apartment was good, but being new, it didn’t have some of the basics, such as coat hangers, sharp knives, etc. Check-in was really difficult. It said it is just a 5-minute walk to a storage centre to get the key, but when you have 2 large bags & and have travelled hours to get there, it was a long walk. It was alsoreally difficult to find the floor that the storage locker is on when the lift is out of order. Then the lock wouldn’t open or close properly. They also gave the wrong number for the building, so that was confusing. Person on the phone wasn’t helpful. He just kept repeating the same instructions, even though they didn’t make sense. I have travelled extensively using Airbnb & never had this type of check-in. I spent time putting together my concerns & took photos etc. None of my emails or messages were responded to. For >NZ$210 per night, with no car parking & such an awful check-in & check-out procedure, it felt a bit pricey. Shame, it's a good apartment.
