Welcome to your home away from home in the heart of Katoomba. This spacious four-bedroom house comfortably accommodates up to 8 guests, making it ideal for families, friends, and small groups. Enjoy bright living spaces, a fully equipped kitchen, a private outdoor area, and comfortable year-round climate control.

Bedroom Configuration

Bedrooms: 4 bedrooms, each featuring a Queen Bed. Three rooms have built-in wardrobes, while the fourth has a clothes rack.
Capacity: Maximum occupancy is 8 guests.

Living & Dining

Living Area: A bright and spacious living room featuring comfortable seating and a 55-inch Smart TV, with plenty of natural light. An inviting space to relax, watch your favourite shows, or get some work done.
Dining Area: A dining table is provided, making it easy to enjoy meals or gather with family and friends.
Balcony: A private balcony with outdoor seating, perfect for enjoying your morning coffee or relaxing in the evening.

Bathroom & Laundry

Bathrooms: 2 bathrooms. One features a bathtub, while the other is equipped with a walk-in shower.
Laundry: Please note that no washing machine or dryer is provided at the property.

Core Amenities

Kitchen: Fully equipped kitchen with a stove, oven, microwave, fridge, air fryer, coffee maker with coffee pods, cookware, and utensils. Please note that condiments are not provided.
Climate Control: Split-system air conditioning is available in all four bedrooms and the living room. Gas-powered central underfloor heating is also provided for added comfort during winter.
Connectivity: Free Wi-Fi is provided (speed and reliability may vary).
Extras: We provide linens and a starter pack of toiletries (approximately a 3-day supply), along with instant coffee and tea bags. Guests staying longer are kindly asked to bring their own toiletries.

Building Access & Parking

Access: Please note that there are a few steps when entering the house, with additional stairs leading to the upper floor.
Parking: One private driveway parking space is available. Additional free street parking is available in front of the main entrance.
Check-in & Key Collection: Key collection is on-site. Full check-in instructions will be provided prior to arrival.

Important Information

Security Cameras: Two exterior CCTV cameras are installed: one at the front porch and another facing the driveway. Both cameras monitor outdoor areas only and do not record any indoor spaces.
Property Condition: As the property is regularly enjoyed by guests, some areas may show minor signs of wear and tear but remain fully functional.
Nature & Pest Control: Australia is a nature-rich country, and occasional insects and wildlife are part of the countryside experience, particularly during wet weather or seasonal changes. Despite regular professional pest control, occasional insects may be present. Insect spray is provided at the property for your use. Should you encounter an unusual amount of pests, please contact us so we can assist.

Note:
There have been many moths in Sydney recently. They are harmless insects that feed on flower nectar. We carry out pest control after every stay, but unfortunately, they can still appear.
If you're concerned, we recommend keeping the windows closed. Thank you for your understanding.

Strong Scents
To maintain a pleasant environment, please refrain from consuming strongly scented foods (such as durian or curry) inside the room. If strong odours are detected, a deodorising fee of AUD $200 will be charged.

10:00 PM – 8:00 AM. Please keep noise to a minimum during this period to respect neighbours.

No Smoking
Smoking is strictly prohibited inside the property, including the balcony.
Additional Charge
If smoking evidence or strong odours are detected, a deodorising and cleaning fee of AUD $200 will be charged.

Parties and events are strictly prohibited.
Consequences
Any violation will result in immediate eviction without refund, plus an additional service fee of AUD $300 and any associated labour costs.

Unauthorized Pets
If pets are brought without approval, additional cleaning and pest control fees will apply.

Lost Keys
A replacement fee of AUD $300 applies for lost keys.
Lockout Service
A call-out fee of AUD $100 applies for assistance between 8:00 AM and 10:00 PM.
Late Night Assistance
We do not provide assistance after 10:00 PM. Guests should contact a local 24-hour locksmith directly.

Illegal Activities
Strict Policy
Illegal activities, including drug use, are strictly prohibited. Any violation will result in immediate eviction, forfeiture of all fees, and notification to the authorities.
Liability
Guests are responsible for any damages or additional service costs incurred.

Building Facilities & Fire Safety
Facilities
Access to building amenities may be unavailable due to maintenance or building management. Please follow all building by-laws.
Damage to Common Facilities
Guests are responsible for any damage caused to common facilities or shared areas of the building. Any repair or replacement costs will be charged accordingly.
Fire Alarms
Tampering with or covering smoke alarms is illegal. An AUD $150 inspection and cleaning fee will apply if interference is detected.
Emergency Call-outs
If guest actions trigger a fire brigade response, the call-out fee (approximately AUD $2,000) will be charged to the guest.
Cooperation
Guests must cooperate with any fire safety inspections required by the building.
