My stylish apartment sits in a luxurious mixed-use complex in the most artistic and cultural area of South bank. Gallery of Modern Art and the Wheel of Brisbane are within walking distance along the Brisbane river. Restaurants, Cafes and Bars are everywhere waiting for you to explore. In addition to the convenient access to Brisbane CBD and West End, the apartment allows you to have easy connection to Brisbane airports, M1 Motorway and Airport Link.

This apartment would be a perfect choice for families and friends to have a holiday or short break as well as a business trip in Brisbane.

• Strictly no smoking - any evidence of smoking will result in a $150 fine.
• No parties or events - any evidence of parties or events will result in a $150 fine.
• Key loss will result in a charge of $200; if you lock yourself out and ask the host for assistance, $50 will be charged before 11 pm and $100 will be charged after 11 pm.
• Check-out time is by 10 am. Late check-out will result in a charge of $100. Keys need to be placed back to our nominated place before the check-out time.

Guest access

The superior facilities in the building offers a perfect retreat after a long-day exploring of local areas. You will have full access to all the facilities including:
- Fully equipped gymnasium and sauna
- Outdoor swimming pool and sun lounges
- BBQ Facility and rooftop terrace

Please abide by the Body Corporate by-laws while using the facilities in public area. We cannot always guarantee the access to the facilities due to occasional repair, maintenance or any other issues conducted by the Body Corporate.

The messager built into the Airbnb system is a very powerful communication tool.

We use it as our main communication method with every guest.

If you need urgent service or facing an emergency, we also provide phone service as necessary.

• We kindly request that you respect our property and leave it in a clean condition upon your departure. Please do not move any furniture, and report any damages that occur during your stay.
• Please note that an additional cleaning fee may apply if the room is excessively dirty or messy upon checkout.
• We kindly ask that you refrain from consuming strongly scented foods, such as durian or curry, inside the room. This helps us maintain a pleasant environment for all our guests.
• Please maintain low noise levels between 10 p.m. and 8 a.m. and refrain from creating any disruptive noise.
• Smoking is strictly prohibited. A $200 charge will be deducted from the security deposit for any evidence of smoking.
• No parties or events on the premises. If such activities are reported during your stay, you will be asked to vacate the property immediately, and a charge of $300 will apply for any evidence of such gatherings.
• We kindly remind our guests that pets are not permitted in our guesthouse. This policy helps us maintain a clean and comfortable environment for all our visitors.
• If you find yourself locked out and require assistance from the manager, a $100 fee will be applicable between 10 a.m. and 10 p.m. Please be aware that we cannot assist with key-related issues after 10 p.m. each day.
• In case of a lost key, a $200 fee will be incurred for key replacement.
• The use of illegal drugs is strictly forbidden on the property. Any violations will result in immediate contact with the authorities. Violation of this rule will result in termination of your occupancy, eviction, and forfeiture of rental fees.
• Please be aware that access to the facilities in the building cannot be guaranteed, as maintenance will be conducted occasionally. We kindly ask that you adhere to the rules and available times posted on-site. Thank you for your cooperation.

Brand new apartment and super tidy for a short stay. But might not be a perfect place for longer term as there is little condiments for cooking. I bought the needed sauce and soy sauce in the supermarket by myself, quite close to IGA food market anyhow. Roger is quite responsive and you can enjoy Netflix, but not able to get access to TV channels if you want to watch live games like AO or NBA.

Great apartment with excellent location which is near CBD. Great river view and large bedroom. However, mobile signal is really bad in the building and the wifi in the apartment is a bit slow.
