•Parking: Parking is not included with this reservation. However, free street parking is available nearby between 7:00 PM and 7:00 AM. Please note that parking is subject to availability and a space cannot be guaranteed.

Accessibility:
•This is a split-level property with internal stairs only. It may not be suitable for guests with mobility issues or those who have difficulty using stairs.
Apartment Condition:
•Our townhouse has been newly renovated, and we kindly ask you to treat the home and furnishings with care. Please let us know if any damage occurs. Damage beyond normal wear and tear may result in a claim through Airbnb for repair or replacement costs.
Nature & Pest Control:
•As our townhouse opens directly to the outdoors, occasional insects may find their way inside. We arrange regular pest control and provide insect spray, though insects cannot be completely avoided. Please contact us if you have any concerns—we’re happy to help.
Extras:
•We provide starred hotel linens and a starter pack of toiletries (approx. 3-day supply), along with instant coffee and tea bags.

We are primarily available via the booking platform and will respond to your messages promptly between 8:00 AM and 10:00 PM (AEST, Brisbane time).

We respect your privacy and generally do not meet guests in person unless required.
Please note that on-site assistance may be limited and subject to availability.

Damages

Consequences

We do not provide assistance after 10:00 PM. Guests should contact a local 24-hour locksmith directly.

Illegal Activities
Strict Policy
Illegal activities, including drug use, are strictly prohibited. Any violation will result in immediate eviction, forfeiture of all fees, and notification to the authorities.
Liability
Guests are responsible for any damages or additional service costs incurred.

Building Facilities & Fire Safety
Facilities
Access to building amenities may be unavailable due to maintenance or building management. Please follow all building by-laws.
Damage to Common Facilities
Guests are responsible for any damage caused to common facilities or shared areas of the building. Any repair or replacement costs will be charged accordingly.
Fire Alarms
Tampering with or covering smoke alarms is illegal. An AUD $150 inspection and cleaning fee will apply if interference is detected.
Emergency Call-outs
If guest actions trigger a fire brigade response, the call-out fee (approximately AUD $2,000) will be charged to the guest.
Cooperation
Guests must cooperate with any fire safety inspections required by the building.
