This apartment is located within a residential building, and the neighbors residing in the building are either homeowners or long-term tenants. Please maintain quietness at all times. Between 10:00 PM and 8:00 AM, kindly refrain from making loud noises or playing music. Thank you for your cooperation.
• We kindly request that you respect our property and leave it in a clean condition upon your departure. Please do not move any furniture, and report any damages that occur during your stay.
• Please note that an additional cleaning fee may apply if the room is excessively dirty or messy upon checkout.
• We kindly ask that you refrain from consuming strongly scented foods, such as durian or curry, inside the room. This helps us maintain a pleasant environment for all our guests.
• Please maintain low noise levels between 10 p.m. and 8 a.m. and refrain from creating any disruptive noise.
• Smoking is strictly prohibited. A $200 charge will be deducted from the security deposit for any evidence of smoking.
• No parties or events on the premises. If such activities are reported during your stay, you will be asked to vacate the property immediately, and a charge of $300 will apply for any evidence of such gatherings.
• We kindly remind our guests that pets are not permitted in our guesthouse. This policy helps us maintain a clean and comfortable environment for all our visitors.
• If you find yourself locked out and require assistance from the manager, a $100 fee will be applicable before 10 p.m. Please be aware that we cannot assist with key-related issues after 10 p.m. each day.
• In case of a lost key, a $200 fee will be incurred for key replacement.
• The use of illegal drugs is strictly forbidden on the property. Any violations will result in immediate contact with the authorities. Violation of this rule will result in termination of your occupancy, eviction, and forfeiture of rental fees.
• Please be aware that access to the facilities in the building cannot be guaranteed, as maintenance will be conducted occasionally. We kindly ask that you adhere to the rules and available times posted on-site. Thank you for your cooperation.

Emma and Roger’s place was spacious, clean, and comfortable to stay in.
Communication with Emma was very good. The place is conveniently located, about 300m away from Girdon shopping centre and the main road. The place is big and new. It feels a bit like a hotel though, and the area of improvement is the need for more kitchen utensils (limited amount of plates and cutlery, no strainer…) to enable guests to do a minimum of cooking. Overall, a bit pricey.
Great location and layout, but the lift being out of order meant carrying suitcases up to the fourth floor was a pain.
The large 1 bedroom apartment was very comfortable, I travel light so using the stairs whilst the lift is out of order, was not a problem for me. Very quiet location, yet short walk to transport and shops. The apartment and location suited the purpose of my stay very well.
The apartment is amazing and felt like home for the two weeks I stayed there! The place was very clean and had everything I needed (except for a strainer in the kitchen). There is a shopping center only five minutes away and the train station is not far away either. Would absolutely recommend.

The elevator was broken since Feb, it’s August now. Had to carry all my luggage from B1 to F4 by stairs. Not only the management didn’t tell me about it earlier, when I was communicating with them regarding the elevator. They think I did find the right one, I was angry and frustrated. The room was good overall, clean and spacious.
It’s a great unit, lots of space and all items provide in good condition. The carpets and couch could do with a clean. The main reason for not giving a better review is the lifts don’t work and the unit is on the 4th floor, if you park in the basement it a steep driveway and 4 flights of stairs. With a bad hip it was not fun. I would have preferred to have been told this in advance as it affected our stay.

Comfortable and clean apartment. Close to all the shops you need as well as train station. We spent most of our time on the north side seeing friends and the apartment was in the perfect spot. Emma and Roger were very proactive with information and we had good communication throughout our stay. Would thoroughly recommend if visiting Sydney.
