Please abide by the Body Corporate by-laws while using the facilities in public areas. We cannot always guarantee access to the facilities due to occasional repair, maintenance, or any other issues conducted by the Body Corporate.
The messager built into the Airbnb system is a very powerful communication tool.
We use it as our main communication method with every guest.
If you need urgent service or facing an emergency, we also provide phone service as necessary.
• We kindly request that you respect our property and leave it in a clean condition upon your departure. Please do not move any furniture, and report any damages that occur during your stay.
• Please note that an additional cleaning fee may apply if the room is excessively dirty or messy upon checkout.
• We kindly ask that you refrain from consuming strongly scented foods, such as durian or curry, inside the room. This helps us maintain a pleasant environment for all our guests.
• Please maintain low noise levels between 10 p.m. and 8 a.m. and refrain from creating any disruptive noise.
• Smoking is strictly prohibited. A $200 charge will be deducted from the security deposit for any evidence of smoking.
• No parties or events on the premises. If such activities are reported during your stay, you will be asked to vacate the property immediately, and a charge of $300 will apply for any evidence of such gatherings.
• We kindly remind our guests that pets are not permitted in our guesthouse. This policy helps us maintain a clean and comfortable environment for all our visitors.
• If you find yourself locked out and require assistance from the manager, a $50 fee will be applicable between 9 a.m-5 p.m, a $100 fee will be applicable between 5 p.m-10 p.m. Please be aware that we cannot assist with key-related issues after 10 p.m. each day.
• In case of a lost key, a $200 fee will be incurred for key replacement.
• The use of illegal drugs is strictly forbidden on the property. Any violations will result in immediate contact with the authorities. Violation of this rule will result in termination of your occupancy, eviction, and forfeiture of rental fees.
• Please be aware that access to the facilities in the building cannot be guaranteed, as maintenance will be conducted occasionally. We kindly ask that you adhere to the rules and available times posted on-site. Thank you for your cooperation.

Our stay at Emma & Roger's was perfect for what we needed. Extremely clean, fantastic location and good value. Even the little hiccup we had with the key lock box was sorted straight away. Would recommend.

Great location. Great view. Very clean and comfortable. Needs air conditioning in 2 bedrooms (far too hot to sleep). Managing agent was terrible to communicate with during stay and mucked us around trying to get a second set of keys.
Beautiful view of the beach and excellent location. It was very close to two light rail stations, making travel anywhere (shops, theme parks, etc) so easy. The apartment was tastefully decorated and very easy to relax in after a busy day of sightseeing. My only suggestion would be to add hooks to the back of the bathroom and bedroom doors, because we had six people staying and there was not enough hanging space for towels in the bathroom. Emma and Roger were very responsive hosts, always happy to answer any questions that we had. We would definitely stay there again.
This apartment is amazing! It’s just like the photos. Although the building is of an old style, the apartment itself is modern, clean and full of designs. Each bedroom has its own balcony, all of which have ocean views. The living and dining is huge, and the balcony to the living room is of fabulous views. Emma responds so quickly and cater to our needs. What a pity our stay came across the storming weekend. We’ll definitely come back another time to this cosy apartment just next to the beach!
Place was as advertised. Clean and matched photos. Good location - right across the road from the beach and within walking distance of restaurants and Caville Avenue shops/facilities. Great views from multiple balconies however road traffic was quite noisy at night even on the 9th floor - obviously not within the control of hosts! Basic amenities were provided - very basic toiletries, coffee and tea bags (minimal quantity) - perhaps for the price some additional tea and coffee grounds could be provided. The location for key/fob pick-up was distant from the property and not overly convenient - only 1 fob was provided - which made things tricky with a family with older teenagers. An additional key/fob was agreed to upon request however we were only there for 2 nights so did not get around to picking this up. Had access to pool and BBQ area however fob did not allow entry into the gym. Would be a reasonable choice for those who love Surfers and the touristy nature of the place.

Amazing Stay! This 3-bedroom unit exceeded all expectations! The ocean view was breathtaking, and being steps from the beach made it even better. The unit was clean, beautifully decorated, and had everything we needed for a perfect vacation. The host was great and made our stay seamless. Highly recommend for a relaxing beach getaway!
