This cozy apartment is located on floor 13 and can host a maximum of 3 guests.

The stylish self-contained apartment features:
- One bedroom with a King bed (combined with 2 single beds)
- Living room with a lounge and dining table
We can provide one air mattress upon request. If you would like to use it, there is an additional charge of $150 plus $20 per night. Please let us know at least one day in advance if you need it.- Fully equipped kitchen with dishwasher
- One bathroom with a shower
- A laundry with a washer and dryer

* Check-in is available from 3 pm to 9 pm every day. The key exchange service is located at 400m from the building. The key pick up location will be locked at 9 PM, please make sure you could go and get the key before 9 PM.

The superior facilities in the building offer a perfect retreat after a long day exploring local areas. You will have full access to all the facilities including:

Please abide by the Body Corporate by-laws while using the facilities in public areas. We cannot always guarantee access to the facilities due to occasional repair, maintenance, or any other issues conducted by the Body Corporate.

Other things to note

• There is a construction site close to this building at the moment
• We kindly request that you respect our property and leave it in a clean condition upon your departure. Please do not move any furniture, and report any damages that occur during your stay.
• Please note that an additional cleaning fee may apply if the room is excessively dirty or messy upon checkout.
• We kindly ask that you refrain from consuming strongly scented foods, such as durian or curry, inside the room. This helps us maintain a pleasant environment for all our guests.
• Please maintain low noise levels between 10 p.m. and 8 a.m. and refrain from creating any disruptive noise.
• Smoking is strictly prohibited. A $200 charge will be deducted from the security deposit for any evidence of smoking.
• No parties or events on the premises. If such activities are reported during your stay, you will be asked to vacate the property immediately, and a charge of $300 will apply for any evidence of such gatherings.
• We kindly remind our guests that pets are not permitted in our guesthouse. This policy helps us maintain a clean and comfortable environment for all our visitors.
• If you find yourself locked out and require assistance from the manager, a $200 fee will be applicable before 10 p.m. Please be aware that we cannot assist with key-related issues after 10 p.m. each day.
• In case of a lost key, a $300 fee will be incurred for key replacement.
• The use of illegal drugs is strictly forbidden on the property. Any violations will result in immediate contact with the authorities. Violation of this rule will result in termination of your occupancy, eviction, and forfeiture of rental fees.
• Please be aware that access to the facilities in the building cannot be guaranteed, as maintenance will be conducted occasionally. We kindly ask that you adhere to the rules and available times posted on-site. Thank you for your cooperation.

Great place, pristine condition, excellent inclinclusions and amenities, friendly and responsive hosts, close to tram, easy walk to Exhibition Centre. I had a little trouble finding lock box and key, but that's because I arrived after 9pm in dark and the info photos provided were in daylight, so just harder to identify location.

A bit difficult checking in as lockboxes were not easy to open and communication was confusing. Emma and Roger have taken on this feed back as box was clearly marked when I returned the key today, so hopefully resolved for others. This is a nice clean apartment that looks exactly like the pictures. It’s not 5 star quality as it is cheaply furnished and would benefit from a homely additions like a floor rug and higher quality linen and cooking equipment. Building is new and nice. There is large scale construction going on next door so the balcony is dusty. (Not something they can control). No noise issues. Apartment block is really quiet and easy to sleep. Clean, nice and cosy set-up. Perfect for a short stay for one person or a couple. Close to the tram stop and not far from South Melbourne shops and the CBD. Some noise from the construction site next door during weekdays but the doors to the outside are very soundproof when closed. The Coles at the bottom of the building is very convenient as well. Building has a gym, sauna and pool and outdoor garden as well.
