My stylish apartment sits in a luxurious mixed-use complex in the most artistic and cultural area of the South Bank. Gallery of Modern Art and the Wheel of Brisbane are within walking distance along the Brisbane River. Restaurants, Cafes, and Bars are everywhere waiting for you to explore. In addition to the convenient access to Brisbane CBD and West End, the apartment allows you to have an easy connection to Brisbane airports, M1 Motorway and Airport Link.

The superior facilities in the building offers a perfect retreat after a long-day exploring of local areas. You will have full access to all the facilities including:

- Outdoor swimming pool and sun lounges
- BBQ Facility and rooftop terrace

Please abide by the Body Corporate by-laws while using the facilities in public area. We cannot always guarantee the access to the facilities due to occasional repair, maintenance or any other issues conducted by the Body Corporate.

The messager built into the Airbnb system is a very powerful communication tool.

We use it as our main communication method with every guest.

If you need urgent service or facing an emergency, we also provide phone service as necessary.

• We kindly request that you respect our property and leave it in a clean condition upon your departure. Please do not move any furniture, and report any damages that occur during your stay.
• Please note that an additional cleaning fee may apply if the room is excessively dirty or messy upon checkout.
• We kindly ask that you refrain from consuming strongly scented foods, such as durian or curry, inside the room. This helps us maintain a pleasant environment for all our guests.
• Please maintain low noise levels between 10 p.m. and 8 a.m. and refrain from creating any disruptive noise.
• Smoking is strictly prohibited. A $200 charge will be deducted from the security deposit for any evidence of smoking.
• No parties or events on the premises. If such activities are reported during your stay, you will be asked to vacate the property immediately, and a charge of $300 will apply for any evidence of such gatherings.
• We kindly remind our guests that pets are not permitted in our guesthouse. This policy helps us maintain a clean and comfortable environment for all our visitors.
• If you find yourself locked out and require assistance from the manager, a $100 fee will be applicable between 10 a.m. and 10 p.m. Please be aware that we cannot assist with key-related issues after 10 p.m. each day.
• In case of a lost key, a $200 fee will be incurred for key replacement.
• The use of illegal drugs is strictly forbidden on the property. Any violations will result in immediate contact with the authorities. Violation of this rule will result in termination of your occupancy, eviction, and forfeiture of rental fees.
• Please be aware that access to the facilities in the building cannot be guaranteed, as maintenance will be conducted occasionally. We kindly ask that you adhere to the rules and available times posted on-site. Thank you for your cooperation.

A beautiful modern apartment, small, but very comfortable bed, in an excellent location! The rooftop open air bbq area had an amazing view & the heated plunge sauna was an extra surprise. Linens were lovely & the roof to floor windows provided a nice view. Communication was excellent with Emma & Roger. The instructions for check in were very clear & made it easy & not stressful especially in a busy area. Situated within walking distance to all of Southbanks highlights. Highly reccomend.

Location. Location. Location. Amazing location. The place to stay is a place to stay, has a bed, has a bathroom, has a kitchen, has a parking spot. So as far as staying in Brisbane to explore Brisbane this is the place to stay. However if you want to stay for a while, or stay for comfort, or if you're more of a homebody then I am not so sure. For me this place has what I need in my stay. The hosts is great at communicating and has an amazing guide for the stay!

Emma and Roger were great hosts, very communicative and helpful. They were also very flexible and had easy instructions to aid with checking in, which was useful for me given that I had to check in quite late. Studio apartment was as seen in pictures and the area was quiet and close to everything West End has to offer.

Great location! Instructions given to get in to apartment were detailed and videos helped. Did take a long time to work through initially especially after a long flight but a breeze once in. pool, spa, rooftop plunge pool and sauna. close to lots of restaurants and all walking distance.
