. This is a multi-level house with stairs between floors and may not be suitable for guests with mobility issues

. Maximum 10 guests strictly enforced, including children

. Basement, garage, storage rooms, and some backyard areas are not accessible for safety reasons
Fireplace
. Not available during warmer months (November to next April)

. The front yard contains rose planting. Please do not enter restricted areas
Noise
. Quiet hours apply from 10:00 PM to 7:00 AM. A noise monitoring device is installed in the property. It does not record audio or conversations and is used solely to monitor noise levels to help ensure compliance with house rules.

. Parties and events are not permitted
For your privacy, we have a noise decibel monitor installed in the kitchen. It measures volume levels only and does not record audio or conversations.
Smoking
. Smoking is strictly prohibited inside the house
Pets
. Pets are not allowed
Condition
. As a large house regularly used by guests, some areas may show minor signs of wear but remain fully functional
. Nature & Pest Control: Australia is a nature-rich country, and occasional insects are inevitable despite our regular professional pest control. Insect spray is provided in the apartment for your use. Should you encounter an unusual amount of pests, please contact us so we can assist.

Please note that some owner belongings are securely stored within locked cupboards or restricted-access areas of the property. These areas are not accessible to guests. For your safety and the convenience of all parties, we kindly ask guests not to attempt to access or tamper with any locked storage areas. Thank you for your understanding and cooperation.

We had a great stay at Emma and Roger's place. The house was great for our large group and had loads of entertainment for the kids. The location was great, just a short drive to all the main attractions and the whole house was spotless. Would go back!

블루마운틴 여행을 위하여 예약하였는데 깨끗하고 사용하기 좋았습니다. 바베큐 시설과 주방시설이 잘되어있고 아이들이 놀기에도 좋습니다. 주변에 Minnehaha Falls 에 꼭 방문해보기를 추천합니다. (수영복챙겨가면 좋아요!) 더 머무르고 싶을 정도로 자연환경이 너무 좋아요!

The house is very spacious and surrounded by beautiful plants, which made our stay relaxing and enjoyable. The kitchen is well equipped, with a nice selection of tea bags and coffee capsules, allowing us to prepare a lovely breakfast. The bedding was comfortable and warm, and all bathrooms were thoughtfully stocked with shampoo, conditioner, shower gel, and even kids’ shampoo, which was very convenient for families. Overall, it’s a great place to stay, and it would be even better with a bit more attention to cleanliness in the kitchen.
