Sleeping Area: Features 1 Queen Bed, with a vanity and bedside table provided.
Layout: A dividing wall separates the sleeping area from the main living and kitchen space, creating a more comfortable and private layout.

Living & Dining
Living Area: Features a comfortable sofa and Smart TV. Please note that the TV does not receive local free-to-air channels. Guests can access supported streaming apps using their own accounts.
Garden: Guests have access to the outdoor garden area.
BBQ: A BBQ is available for guest use, along with basic BBQ utensils and cleaning supplies. Please clean the BBQ thoroughly after use. An additional cleaning fee may apply if the BBQ is left dirty.

Bathroom & Laundry
Bathroom: Private full bathroom featuring a walk-in shower and toilet.
Internal Laundry: A washing machine is provided for guest use.

Access & Parking
Access: Please note that guests must climb stairs to access the property.
Parking: Free street parking is available on the nearby residential streets. Parking spaces are usually available; however, as this is public street parking, availability cannot be guaranteed.

Important Information
Check-in & Key Collection: Key collection details will be provided prior to arrival. The key collection location is onsite.
Security CCTV: For security purposes, CCTV cameras are installed outside the property and cover the property entrance. There are no cameras inside the studio.
Property Condition: As the property is regularly enjoyed by guests, some areas may show minor signs of normal wear and tear but remain fully functional.
Nature & Pest Control: Australia is a nature-rich country, and occasional insects may be encountered despite regular pest control. Should you notice an unusual amount of pests during your stay, please contact us so we can assist.

Interaction with guests

We are a professional property management team and are available to assist you throughout your stay.
We are primarily available via the booking platform and will respond to your messages promptly between 8:00 AM and 10:00 PM (AEST, Brisbane time).
For urgent matters, you may also contact us by phone, and we will do our best to assist as quickly as possible.
We respect your privacy and generally do not meet guests in person unless required.
Please note that on-site assistance may be limited and subject to availability.

Damages
Any damage to the property or its contents must be reported immediately. Repair costs and any additional labour will be charged to the guest.

Do not move any furniture. Kindly report any damage immediately. Any repair costs or additional labour will be charged to the guest.

To maintain a pleasant environment, please refrain from consuming strongly scented foods (such as durian or curry) inside the room. If strong odours are detected, a deodorising fee of AUD $200 will be charged.

Smoking is strictly prohibited inside the property, including the balcony.

Consequences
Any violation will result in immediate eviction without refund, plus an additional service fee of AUD $300 and any associated labour costs.

Lockout Service
A call-out fee of AUD $100 applies for assistance between 8:00 AM and 10:00 PM.
Late Night Assistance
We do not provide assistance after 10:00 PM. Guests should contact a local 24-hour locksmith directly.

Illegal Activities
Strict Policy
Illegal activities, including drug use, are strictly prohibited. Any violation will result in immediate eviction, forfeiture of all fees, and notification to the authorities.
Liability
Guests are responsible for any damages or additional service costs incurred.

Building Facilities & Fire Safety
Facilities
Access to building amenities may be unavailable due to maintenance or building management. Please follow all building by-laws.
Damage to Common Facilities
Guests are responsible for any damage caused to common facilities or shared areas of the building. Any repair or replacement costs will be charged accordingly.
Fire Alarms
Tampering with or covering smoke alarms is illegal. An AUD $150 inspection and cleaning fee will apply if interference is detected.
Emergency Call-outs
If guest actions trigger a fire brigade response, the call-out fee (approximately AUD $2,000) will be charged to the guest.
Cooperation
Guests must cooperate with any fire safety inspections required by the building.

Recovery
While we may assist in locating lost items, recovery is not guaranteed. Guests are responsible for any postage or delivery costs. Unclaimed items will be disposed of after a limited period.
